TERMS AND CONDITIONS FOR HOLIDAY RENTALS
Booking Deposits
BY MAKING A BOOKING AND PAYING A DEPOSIT THE GUEST AGREES TO BE BOUND BY THESE TERMS AND CONDITIONS.
Christmas Holiday Booking - $200.00 to hold booking payable immediately (non-refundable). 50% of tariff due 1st July. Balance of tariff due 1st December.
Easter Holiday Booking - $200.00 to hold booking payable immediately (non-refundable). 50% of tariff due 30th October. Balance of tariff due 1st March.
October School Holiday Booking - $200.00 to hold booking payable immediately (non-refundable). 50% of tariff due 1st July. Balance of tariff due 1st September.
Weekend Booking - 100% of tariff payable immediately
Other Periods - 50% of tariff payable immediately. Balance of tariff due 1 week prior to arrival.
Other payment conditions apply to certain properties (you will be advised if this applies to your booking).
Credit Card Payments and Bonds
A 1% surcharge will apply where payment is made by Credit Card. Any credit card used for payment of accommodation must be in the name of the person who signs the Guest Registration form upon arrival. On arrival and prior to being permitted to check in, we require a signed black manual imprint of the credit card used. Any account unpaid and becoming payable, you hereby authorise us to charge the unpaid accounts to you by use of the signed credit card imprint. Permitted deductions include any hiring or letting charges, additional cleaning charges, breakages and/or damage to the property (whether caused by the guest or any other person). We reserve the right to implement a Bond at any time before, during or after your booking.
Cancellations
Refunds following cancellation may only be available if and when period cancelled is fully re-booked for the total period. Refunds will be subject to an administration fee of $200.00
Insurance
We highly recommend that the guest purchase a travel insurance policy of your choice to cover any unforeseen circumstances. This should be done at the time of booking.
Check-in-Procedure
Upon check-in time the guest whose name the booking is in must sign the Guest Registration form. If a person other than that of the booking name of the guest requires to check in, then they must, at the time of check-in, become the booking guest and provide the above.
Keys and Late Arrivals
Keys are to be collected from and returned to our office at 164 Avoca Drive, Avoca Beach during our office hours of 9.00 am to 5.00 pm.
If you anticipate arriving outside these hours please contact us prior to your arrival to advise your approximate time of arrival. Arrangements must be made for the credit card imprint referred to above.
If security is required to provide the key to you after hours then a cash security fee is payable by the guest.
A charge will be made to the guest for any lost or misplaced keys, remote controls or similar security devices.
Premises are available from 2.00 pm on the date of arrival and must be vacated by 9.00 am on the day of departure (unless otherwise stated on your letter).
Maximum number of Guests
PREMISES ARE RENTED TO ACCOMMODATE ONLY THE NUMBER OF PERSONS FOR WHICH THERE ARE BEDS PROVIDED AND FOR THE PERIOD STATED ON THE GUEST REGISTRATION FORM.
FUNCTIONS, PARTIES AND GET TOGETHERS ARE NOT PERMITTED WITHOUT SPECIAL APPROVAL BY OWNER OF PREMISES.
Noise
Excess noise, eg. music, guests, cars etc are not permitted.
Animals
Under no circumstances are pets or animals allowed on or inside the premises.
Report of Damages etc
The guest should immediately report breakages, damages, carpet stains, lost keys etc to George Brand Real Estate as soon as they become aware of them. The guest shall be liable for any loss or damage occasioned and failing payment by other means prior to departure, George Brand Real Estate shall be entitled to deduct the cost of the repair of any such damage etc by use of the credit card imprint.
Description of Property
The description of the premises supplied by George Brand Real Estate is made in good faith. Please be aware that George Brand Real Estate cannot be liable if a guest is dissatisfied with the accommodation they have booked.
Care of Premises
Guests are required to maintain the premises in a clean and tidy condition during their stay and upon departure the premises should be left in a clean and tidy condition (WASHING UP IS TO BE DONE OR AN EXTRA FEE WILL BE CHARGED). Please ensure that all windows, screens and doors are securely locked.
Guests' Property
Neither the owner of the property nor George Brand Real Estate shall be responsible for any loss or damage to any of the guests' property left on the premises.
Linen
Sheets, towels, pillowslips, tea towels, personal toiletries etc must be provided by guests unless otherwise stated.
Circumstances beyond our Control
George Brand Real Estate accepts bookings in good faith, as an agent, and will not be held responsible for circumstances outside George Brand Real Estates control. If any of the following occurs, every reasonable endeavour will be made by George Brand Real Estate to find alternative accommodation:

The property is sold or withdrawn from letting

The tariff is increased prior to the guest's arrival

The property is altered in any material respect

The owner declines the booking

The guest agrees that if the property is being offered for sale that they will allow the owner or agent to inspect the property with prospective purchasers during reasonable hours and by appointment.
Re-Bookings
All re-bookings must be arranged during the booking period. Re-bookings will not be carried out on the days of check out.
Garbage
The garbage bins must be put out on the relevant night, which will be advised on arrival. Excess garbage, bottles, etc may be taken to Kincumber Tip by the guest, failing which a minimum charge of $50.00 will apply for garbage to be taken away by George Brand Real Estate.
Strata By-Laws
If the property is part of a Strata Plan containing a number of home units, all by-laws of the Strata Plan must be complied with by the guest.
Failure to Observe Terms and Conditions
Failure by the guest and/or persons occupying the premises during the booking period will entitle George Brand Real Estate to immediately terminate any booking or occupancy without refund.
